Heritage View Homes Development Formula Grant

CMHA received $12,000,000 in ARRA Formula Grant funds to aid in Phases I and II of the ongoing Heritage View Homes Redevelopment Project. Through this project, CMHA, working with a developer, will demolish the entire existing Garden Valley Estates in five phases, individually relocating each existing resident. Phases I and II consist of one low-rise apartment building containing 40 units, 81 townhouses attached in small clusters and 17 detached single family homes. The project also includes the construction of new streets, ample parking, and related infrastructure improvements. All new construction at Heritage View Homes will be energy efficient, earning Energy Star Certification, using 20%-30% less energy than required by Federal regulations. Construction on Phase I is scheduled is complete. The Grand opening of the new Heritage View Estates was held on November 10, 2010. Phase II is scheduled for completion in 2011. All of the units will follow the Fair Housing Accessibility Guidelines, ensuring the entire site is visitable to persons with disabilities. Each unit will have its own utilities, meters, and heating and air conditioning systems. The site is compact, walkable, and served by public transportation. Units at the new site will be mixed finance units, meaning that there will be a combination of affordable public housing units and market rate units available for lease.

- High efficiency heat pumps
- Water conserving plumbing fixtures
- Energy Star HERS rating
- Green label seal carpeting
- Low/No VOC paints and sealants
- Landscaping with native and draught resistant materials
- Highly insulated building envelope
- Formaldehyde free composite wood products
- 15 cfm fresh air per occupant
- Walkable development
- Proximity to public transportation

*Completion in these cases refers to being occupied by tenants. There may be other construction issues still needing to be completed at this time such as landscaping, completion of site work, etc.
