Resident Workers |

|
The Energy Performance
Contract has as its goal for resident employment
to exceed 25% of the total hours worked
for this project. Many CMHA residents
from nearly all of CMHA's
properties worked on jobs which ranged
from general labor to administrative functions. |
Boiler Replacement |
A major component of the
EPC is boiler replacements at five of our
high-rise buildings. At our Riverview
Tower site, three 20-ton boilers were replaced
with much smaller, yet higher efficient
boilers. The slide show to the right shows
the removal of the old boilers and the
progress steps for the installation of
the new boilers and piping ending with
the gleaming new boiler flue pipes emerging
from the boiler room at Riverview Towers. |

Maintenance Staff Training |

|
A requirement of the EPC
was that training sessions be conducted
to cover the new equipment installed. Two
training sessions were conducted one in
Spring 2007 and the other in Summer of
2007. Nearly 250 CMHA maintenance staff
attended these sessions.
The summer training session was recorded
onto DVD's which are available to our maintenance
staff for their future training needs. |
Improvements |
To the right are examples
of the Facilities Improvements Measures
(or FIM) which have been installed at
our residential properties. FIMs included
new pressure assisted toilets, new lighting
which uses compact fluorescent lamps, low-flow
showerheads, weatherization and insulation,
new windows, new roofs, and energy efficient
furnaces and hot water heaters, and new
central heating systems in some of our
high rise buildings. |

Minority-Owned Business
Participation |

|
Several minority-owned
businesses were included
in the EPC. To the left, are two examples
of minority-owned business EPC participants
(Coleman
Spohn Corporation, a MBE mechanical
contractor, and Quick
Employment LLC, an
FBE employment agency). |
Resident Training |
Training sessions
were held to educate our residents about
the new equipment installed in the homes.
This information was presented in PowerPoint
presentations that
also included energy saving tips. These
sessions were held at every site were work
was performed. |
