Technical Support Program
Through the Energy Performance Contract, CMHA has made a significant
capital investment in state-of-the-art energy efficient central heating
systems at our high-rise buildings and high efficiency furnaces at
our family properties and scattered site homes.
To protect that investment by ensuring that this new equipment performs
at peak efficiency, and its asset life is maximized, CMHA has entered
into a Technical Support Program (TSP) with Siemens Building Technologies. Here
are some of the key provisions of our TSP.
- Annual inspection of mechanical components and preventative maintenance
procedures for central heating boilers and
residential furnaces
- Annual start up and shutdown inspections and
preventative maintenance procedures for air
cooled chillers at our high-rise buildings
- Annual
software calibration procedures for the Building
Automation Systems installed at our high-rise
buildings
- Ongoing educational opportunities for our maintenance
staff
- Annual
Building Automation Systems software upgrades
- Remote
24/7 Building Automation Systems monitoring
to warn of specific
alarm conditions
- Emergency online and onsite
24/7 repair response
- Training of CMHA's maintenance staff in the operation and control
of the new energy efficient heating boilers
and Building Automation Systems which installed at many of our high-rise buildings
 
In October 2007, CMHA Firemen and Assistant Firemen took part in the
first of a series of training opportunities
on our new heating systems at an actual installation
at our Riverview Tower high-rise building.

A component of the Technical Support Program (TSP) is an annual furnace
check and
filter change. Here a Siemens technician changes a residential furnace filter
with a
highly efficient pleated filter.
This TSP is designed as a flexible service contract which consists
of five one-year agreements with a menu of
service components. The TSP is cancelable
at the end of any of the five service agreement
years.
